Dear Owner,

This communication is to remind you, as owner of an apartment in Hacienda Riquelme, that you should ensure that your apartment is insured. Also, that the apartment insurance has adequate cover for any incident that could happen due to an item that is being charged within your apartment,  e.g  Electric Golf Trolley, Electric Bike, Electric Scooter etc.

*Your building has taken out the corresponding community insurance policy, which is available via the TuComunidad App, details posted on your building’s notice board, or by requesting a copy from support@hrgradmin.com. However, the community insurance DOES NOT COVER any incident or accident that may occur in your apartment, neither the contents nor the private installation of electricity, water or gas in your apartment.

An individual´s apartment insurance is entirely an owner’s responsibility to ensure that the apartment is adequately insured covering contents and public liability, etc.  

In case of a leak coming from your private water installation causes damage to the apartments below or community area, you as owner of the apartment are liable for the repair of all damage caused. If you have an insurance, the third party liability cover should pay for it.

If you are doing some works inside of your apartment, please note that all contractors working within your apartment must have their own Insurance cover and civil liability insurance as well as to be registered and updated with the payments of the tax office (AEAT) and the National Insurance and workers tax (Seguridad Social).

To do restoration or changing works inside of your apartment you may require the licence from the Town Hall of Murcia so please check with your solicitor to make sure that in case of an accident everything is in place.

And even if your contractor tells you that the Murcia Town Hall licence or the payment of the Construction, Installations and Works Tax (ICIO) is not necessary, may we recommend that you consult your lawyer or advisor as in the event of a visit from the police or a complaint from a neighbour, saying that your contractor told you that it was not necessary will not exempt you from the corresponding fine.

For changes outside of the apartment, so aesthetical changes that may change the look of the façade of the building, please make sure that you apply for permission. You can contact support@hrgradmin.com for further details.

*Important: Please note that related to the building insurance, owners of buildings that are not part of the self-administration system should contact their administrators.
